Situation:

The circa 4.0 acres (1.62 Ha) site is located at Seafield, Bantry, Co. Cork. The site is accessed off the N71, turning right at the Westlodge Hotel and continuing along the public road for approximately 500m with access to the site adjacent to Bantry Enterprise Centre from the newly constructed service road.

The site in question is located immediately to the North of the existing Bantry Enterprise Centre, and is currently fenced off with post and wire fencing, with access to the site from the newly provided service road.

The site itself is a green field site. The highest point is just north of the Enterprise Centre and then grades off in three directions, West, North and East. Immediately to the West of the site through the Wooded area is Bantry House.

Trials holes were carried out on site which confirmed the ground being largely made up of Clay. No rock was recorded to a depth of 2m.

Services:

Cork County Council constructed a new embankment with a paved road leading to the site with a separate entrance from the Service road. As part of the works, provision was made for the various services and utilities. All services have now been brought to the boundary of the site just off the Access road. The 100mm Watermain already passes through the site at the northern boundary. This watermain also supplies Bantry House and the Surrounding area and a separate connection will have to be made. The site is also serviced by a 225mm Foul Sewer and a 300mm Storm Sewer. ESB supply will be provided from a transformer located directly adjacent to the site. There is also Eircom ducting to the boundary of the site, with two spare ducts if required for Eircom Broadband.

Planning:

The land is zoned for enterprise/office industry in the County Development Plan and would be suitable in the main for typical office industry type projects.
